Does anyone know exactly what services etc are included in the monthly community fee for an owner of a property on Sands Beach Resort who is not in their rental scheme? Have been told different things by a couple of estate agents.

Hi Jo, this is a very grey area.  I think you should only listen to a lawyer.  The communidad definitely covers the water and electric. All the exterior works, although getting them to do anything can be tricky.  Upkeep of the site.  The owner doesn´t like private owners and is discouraging them.  It is not legal to rent out the private properties because they are not covered by the tourist licence. People do, but he can make it difficult, the guests have to be ´friends or family´.  There is a committee for the private owners separate from SBR.  If you join the scheme they don´t tend to give you much money and charge plenty to the guests. There are rumours of bancruptsy, but that seems to be ongoing.  I would be very careful before buying, but that´s just my opinion. I have rented on there and have looked after apartments, this is where my information comes from.  I hope this helps. Debs

Thanks Debs. I have been put off of these apartments to be honest as have not had any positive comments on them. Also, I recently emailed the owners department directly and received quite a curt and off putting reply. Like you mentioned the owner doesn’t appear to like private ownership. Appreciate your thoughts on this. Many thanks Jo.

If you bought one and the owner went bankrupt, how would that affect individual owners, as it'd be their own property?

That’s something I thought about as well. It is something a lawyer would probably be able to answer but I’m sure if the complex owner went bankrupt it would be bad news for anyone who owned an apartment there.

I wouldn't  buy there. I was advised not to. Lots of fees . Lots of reasons  not to tbh.
