Query for those who rent out their properties or have stayed in rental properties. Our property is holiday let through an agency on a single price basis, by which I mean that regardless of how many guests we have at any one time, the price remains the same.  This naturally leads to bigger groups (as better value for them) but the obvious downside for us is greater running costs, maintenance, potential for breakages, etc.  Do you happen to know if this is generally how agencies work in Lanzarote or are there those that price depending on number of guests and if the latter, any recommendations? 

Secondly, we're used to holiday letting in the UK where deposits are held back in case of breakages but we so far haven't found any agencies that do this in Lanzarote, we simply have to pay out every-time something goes missing or is broken.  Again, do any of you good people know of any holiday letting agencies that offer this as part of their service?

Hi

We used to rent a villa out for 17 years , sold it last year

It was a 4 bedroom villa , we had pricing based upon 4 people and an extra people was 95 pounds per person per week. In the off seasons we had pricing for 2 people and extra people 95 per person per week , the thinking was more senior people travel off season as a couple and there is very little tear and wear and we did not want to leave it empty

We used TripAdvisor and in Lanzarote we used Lanza5star - https://www.lanza5star.co.uk/holidaylets and Lanzarote Villa Choice - https://lanzarotevillachoice.com/ - They both adopted our pricing structure

Most of our booking came direct or were repeat bookings , we had our own website / facebook page 

NB - Both letting agencies adopted our policies including breakages

We have been renting out our property through retreat villas who rent out by the price by the number of bedrooms rented. This allows smaller groups but also less cleaning costs. They  hold a damage deposit for us and it has been used for damage caused by guests.

Perspective from a renter for the last 17yrs. 

When we've been looking for a large villa, say 5 bedrooms or more, getting a price then finding that is for 2 people and the other 8 will cost £100s extra isn't helpful. So I would suggest using a higher number as the base - how about priced for 10 people, with a reduction for under occupancy? 🤔

For smaller places, particularly 2 bedrooms, I don't think it really matters.
